Example deals

Purchase to develop. Where quick completion is required whilst development finance is sought

Enhancing planning. Adding additional units or revising the planning permission

Sale of site. A facility to give time for a sale of the site to go through.

Refurbishment / Conversion / Extensions. Up to 75% loan to value net of fees upon completion with facilities up to 70% Loan to gross development value. Works are up to £500,000 with works above included within development finance.

Light refurbishment. Ideal for investors who are adding value where we can lend up to 70% of the gross development value. (Anything more than £500k or 50% of the initial property value will need to be treated as Development finance)

Conversion to flats or back to a house. Converting a house to flats or vice versa our experience delivers and we can tailor solutions to meet the needs of the project

Extensions and loft conversion. With terms up to 18 months we can provide time to complete works and sell or refinance

Permitted development rights (Commercial building). As a specialist in larger loans we understand the complex needs of converting commercial properties and have long term solutions available post completion of works

Residential to HMO. Ideal for investors looking to increase their rental income and value of a property through conversion to an HMO.
